This three-hour course enables students to gain a broad understanding of the differences between the Comparative Market Analysis (CMA) performed by real estate agents and brokers and the market value appraisal performed by licensed and certified real estate appraisers. The material covers all three approaches to value, with emphasis on Sales Comparison. The selection of comparable sales and the development of appropriate adjustments are discussed. Also included is a summary of appraiser licensing requirements and how to review an appraisal report to determine whether it should be appealed.
